At Issue

BGCE has provided mechanical/electrical/plumbing engineering, lighting design, and LEED™ certification consulting, and BGCE's commissioning division, Commissioning Agents USA (CxA-USA), has provided LEED™ commissioning services for these community facility projects within the Old Greenwood Development.

The 16,000 SF Pool/Tennis/Fitness Facility consists of a lounge, lobby, retail, offices, locker rooms, snack bar, kitchen, day care, teen center, aerobics room, exercise room, massage rooms, and supplementary spaces, such as storage and mechanical rooms.

The 15,180 SF Natural Resource Management Center (NRMC) consists of the golf course maintenance facility, fuel/wash station, and an irrigation/fertilization pumphouse and storage island.

The 14,000 SF Pro Shop consists of a golf cart storage/charging garage, employee lockers, public and private bathrooms, Pro Shop retail, a kitchen, and dining areas.

BGCE's Work

To meet the projects' goals and requirements, BGCE designs included:

  • Building ventilation through the mechanical systems to provide outside air levels in excess of ASHRAE 90.1 requirements, and a high degree of control via operable windows in many areas

  • A special exhaust system for the cart storage area on the lower level of the Pro Shop to remove potentially unsafe hydrogen given off during the cart charging process

  • Orientation and location of supply diffusers to wash glass with conditioned air in areas predicted to have large heat gain due to glass solar load

  • Flexible ductwork and ductwork liners to reduce noise transfer through the duct system

  • Forced-air furnace/condensing units with electric reheat coils for primary space conditioning in the Pool/Tennis/Fitness Facility, which provides a high degree of zonal control while keeping up-front costs manageable

  • An economizer in the NRMC to allow "free-cooling" when the outside air temp is lower then the indoor temp and the space requires cooling

  • Forced-air hydronic heating/dx cooling fan coil units to provide space conditioning in the occupied areas of the Pro Shop

  • A dedicated, ductless split-system to maintain the telecommunications/computer room in the Pool/Tennis/Fitness Facility at appropriate temperatures

  • Thermostats for each zone, which will cycle on and off the associated furnace/condensing unit or air-handler/reheat coil based on temperatures

  • A snowmelt system for 7,620 SF of patio and walkways surrounding the Pool/Tennis/Fitness Facility, gas-fired by an 84%-efficient copper-fin boiler, and controlled by sensors, which detect when snow/ice is present

  • Lighting systems to augment natural lighting achieved through strategic window orientation, and to maintain standard IES illumination levels throughout the building

  • Lighting control schemes with manual override to control lighting in various areas of the building

  • Lighting systems, including occupant sensors with bi-level control, for the game room, dining, lockers, and office areas of the Pool/Tennis/Fitness Facility, for the Pro Shop locker and bathroom areas, and for the NRMC locker/bathrooms

  • Dual-switched lighting for the cart storage on the lower level of the Pro Shop

  • Programmable dimming scene selection systems with occupancy sensor override for the Pool/Tennis/Fitness Facility dining area and the dining, lobby/corridors, and retail areas of the Pro Shop

  • Photocell/time clock control to control exterior light circuits and lighting in circulation areas

  • Day lighting control, utilizing ceiling mounted photocells for the exercise and aerobics areas in the Pool/Tennis/Fitness Facility
